Sometimes the best place to hear God’s voice is waist-deep in a cold river with a fly rod in hand.

The sound of the current rushing past.
The quiet of the mountains.
The simple rhythm of casting and waiting.

Once a year I make the trip out to the Big Horn River for a men’s retreat called Refuge.

It’s a few days of fly fishing, hunting, eating good food, and sharing bourbon around the fire.

But the real highlight isn’t the fishing…

It’s the conversations.

We talk about life, what’s working, what’s not, the struggles we’re facing as men, husbands, fathers, leaders.

And most importantly… how following Jesus makes us, and all of it, better.

This trip isn’t about escaping life.
It’s about refueling so I can come back and live it more fully.

Every time I leave Montana, I feel lighter. More grounded.
Clearer on what actually matters most.

It’s not the fish that keep me coming back.

It’s the reminder that life is best lived in community, with purpose, and rooted in faith.

I don’t buy into “your truth” vs “my truth.

Most mornings you’ll find me on the back deck with coffee, my Bible, a pen, and my wife by my side.

Truth is not something we invent. It’s a north star, an immovable object, a rock. It’s objective, not subjective. It doesn’t change or vary from person to person. It’s a standard to which everything else is measured. A lens through which everything else is filtered.

Culture screams that “your truth” is whatever you feel. But when everyone gets to decide their own version of truth, the result isn’t freedom. It’s confusion. It’s chaos.

Before I grounded my life in something bigger than my feelings, I chased what the world told me mattered… money, status, approval. And it always left me empty.

Now I start my day in Scripture. Writing notes. Wrestling with ideas. Asking how these truths apply to raising kids, to business, to life.

One day I’ll pass this Bible, with all my scribbles and questions, down to my kids. So they can wrestle too. And anchor their lives in something that doesn’t shift with algorithms, trends, or politics.

Because the internet will change. Social media will change. AI will change. Governments will change.

But truth doesn’t change.

And I’d rather build my life and theirs on something unshakable.

You already know real estate is a good investment.
You’ve probably thought about it for years.
So why haven’t you taken action yet?

This is me and PadSplit #3 for the year. Already fully occupied and generating $6K gross rent per month, net income $55K, $30K profit, cash on cash return 35% and on the hunt for #4.

For most people, it’s not because they don’t believe in the power of real estate.
It’s because of fear.

Fear of making the wrong move.
Fear of not having enough money.
Fear of messing up and losing everything.

But here’s the truth… nobody ever feels 100% ready. 🤫 I was that guy.

The investors you see with multiple properties. They didn’t start there. They started with one deal. One step. One imperfect but intentional move forward. 🤨 I became that guy.

Real estate rewards speed, but it also rewards those who learn, prepare, and surround themselves with the right people.

If you’ve been waiting for the perfect time, you’ll wait forever. The perfect time doesn’t exist… The best time was back when you started thinking about it. The next best time is now.

So ask yourself: what’s really holding you back? Is it truly the market, or is it the fear of starting?

Because here’s the insight: the longer you wait, the further behind you fall. And the only way to change that is to take the first step.

Likes don’t pay the bills. Connection does.

When you create content just for clicks and likes, it quickly turns into another job.
Another task to check off. Another drain on your energy.

I believe the best experiences are shared experiences.

Because when you learn something, build something, or take a risk in business, there are always others who can grow from those same things too.

That’s why I do social media, podcasting, YouTube, all of it.
Not because I’m chasing vanity metrics.
But because sharing creates connection.
And connection creates value.

This picture is from a podcast I was a guest on today.
The focus was “Return on Design”. How design decisions impact bottom-line profits.
But we also dug into community, PadSplit, affordable housing, and real estate trends.

For me, content is just an extension of that conversation.
Sharing what I’m learning, doing, and building—so someone else can walk away with perspective or encouragement.

That’s not a job. That’s impact.

We went for free furniture… and came home with a piano, a coffee table, and a house… all in the same day.

When we showed up with our kids to pick up some furniture for Ashley to flip.
Everything was free... including a 500+ pound piano the kids instantly fell in love with.

I’m still not sure what was harder… saying yes to the piano or figuring out how to move it.

Ashley scored a beautiful coffee table that flipped quickly for a nice profit.
The kids got their new piano.
And me? I now have a house to flip.

What I love about this moment is how opportunity hides inside chaos.

It wasn’t planned, it wasn’t neat, and it definitely wasn’t easy.
But that’s the nature of what we do... every “yes” comes with its own set of challenges.

Ashley sees design. The kids see fun. I see a property that can be transformed into something valuable.

It’s loud, messy, and a little overwhelming at times.
But these are the behind-the-scenes moments that shape both our family life and our work.

Opportunities rarely show up in a tidy package. And that’s why we chase them anyway.

🎉 The older I get, the more I realize the best birthdays aren’t about stuff… they’re about moments.

This year was exactly that.

The first half of the day was family time. Coffee with Ashley, pancakes with the kids, and a long walk through the neighborhood—slow, simple, and perfect.

The second half? A little louder. Out on the golf course with the guys—playing, laughing, drinking, and soaking up the sunshine. We wrapped it all up with wings at Taco Mac (because what’s a celebration without wings?).

To everyone who sent birthday wishes, thank you—it means more than you know. And to my family and friends who celebrated with me in person, you made the day unforgettable.

Here’s to another year of good people, good food, and good memories.

This is the side of real estate you’ll never see on HGTV

Last week, I went to a property I’m listing for an out-of-state seller. Her brother had passed away, the estate went through probate, and now she’s finally ready to sell.

When I showed up, a man approached me and asked if he could stay in the house. I told him no, I didn’t have the authority to allow that. He then told me he had already been inside and had some of his belongings there.

Again, I told him no, and asked that he not go back in. Then I hired my contractor to board up the windows and secure the property.

Fast forward to today. I show up again and… one of the windows is broken, a board is off, and there’s someone inside the home.

So here we are with the police, clearing and securing the property again. Hopefully for the last time.

The truth is, this side of real estate rarely makes it onto HGTV. Most people see the “after” photos… fresh paint, new flooring, staged furniture. They don’t see the messy middle, the crazy stories, or the unexpected situations that come with helping families navigate property sales.

But this is the reality sometimes. It’s not always pretty, but it’s always an adventure.

Most homeowners leave $$$$$ of dollars on the table when they sell.

Why? Because they treat their home like “just another listing.” Not like an investment.

Most agents will throw a sign in the yard, upload photos to the MLS, and hope the market does the work. Sure… it might sell… But that doesn’t mean you’re walking away with the most money possible.

I think about your home the same way I think about any deal:

Where can we add value?

What renovations will actually pay off (and which ones are a waste)?

How can we structure the deal to protect your bottom line?

How do we negotiate not just the price—but the terms—to make sure you net the most?

At the end of the day, selling your home isn’t just about “what it’s worth.”
It’s about how much of that you get to keep.

Nobody tells you this about your first PadSplit…

You need 3 to 6 months of reserves before the property ever “stabilizes.”

What’s stabilization?
It’s when the property fully supports itself financially.

Best case… iit takes 2 to 3 months to get every room filled, rent flowing, and no major hiccups.
But reality? It’s usually 3 to 6 months.

Why?
Because PadSplit tenants shop online.
They don’t tour the house before moving in.
They pay week-to-week.

So here’s how it goes…
Two move in.
One moves out.
Two more move in.
One more moves out.

That cycle repeats until you’ve got a house full of people who love it and plan to stay long-term.

The gross rent graph tells the story of monthly variations in an overall uptrend.
Once stabilized, this one now nets over $2K/month after all expenses and debt service.

Patience + reserves = success. The cash flow is worth it.

These wrinkles? They were earned one deal, one mistake, one win at a time.

Some people say the grey hair and wrinkles are a sign of wisdom.

I say they’re also a sign you’ve been in the game long enough to know the difference between chasing deals and building a business that lasts.

In my 20+ years of buying, selling, flipping, and investing in real estate, I’ve learned that the “old way” of doing things like cold calls, billboards, and always-on sales mode leads to burn out and disappointment.

The “new way” is different.

It’s about attracting the right people instead of chasing the wrong ones.

It’s about creating value before you ever ask for business.
It’s about relationships over transactions.

These lines on my face? They’re not just from age. They’re from the late nights running numbers, the early mornings walking properties, and the countless conversations where I told someone “this isn’t the right deal for you” and meant it.

Because real estate isn’t just about closing deals. It’s about guiding people, investors, homeowners, partners to make smart decisions that build wealth and freedom for years to come.

So yeah… the grey hair is here to stay.
And so is the wisdom that comes with it.
