Don’t Just Assume That You Need a First-time Homebuyer Program
Sometimes people are so used to assuming they’ll need help that they don’t realize how qualified they are.
And often this leads them to being marginalized or taken advantage of in other ways. Like higher fees or interest rates. Or receiving lower quality products or services. All because they assumed they wouldn’t qualify without assistance. There is nothing wrong with these programs, but explore other options.
ALWAYS do your research. Get multiple quotes or preapprovals. Ask questions. Try it the standard way before assuming you need help. You may just surprise yourself 🥰.

When is the best time to buy? When YOUR lifestyle calls for it.
When interest rates were 2-3%, people complained about prices. Now rates are higher, & people long for the days of 2%.
But, when rates were low, direct lender down payment assistance was very rare. Now, those products are more available.
When rates & inventory were low, it was a true seller’s market. Buyer negotiation power was low.
Use mortgage calculators to estimate payments & decide what you can afford. Higher interest rates may just mean getting a lower-priced home.
