Open Houses are a great way to zero in and see what neighborhood you'd love to live in.

Market reports are a great way to see how prices compare between cities.

Lots of builders have built similar properties and planned communities in different areas of Hampton Roads.

This is why it's not uncommon to see people looking to buy in Chesapeake, Virginia Beach, or Suffolk look at homes in Hampton, James City County, and Henrico County because at the end of the day, these areas offer similar lifestyles for their residents with usually just a change in commute.

You can move to the Ft Eustis area of Newport News, fall in love with the Chesapeake Bay beaches and realize driving to the beach on the weekends is a pain.

So it might make sense to trade your 2500 sqft home for a waterfront condo near the bay where you can park a boat and easily get on the water.

Maybe maintaining a lawn with landscapers isn't your favorite thing to spend money on any more and you want a woodland natural landscape with a shorter drive to the golf course.

Everything is usually 30 to 1 hour away and makes upgrading your lifestyle so easy if you want a city skyline with concierge and 24/7 security, or acres to see the fruits of your labor.

Want to know what's going on with your property's value? I'm happy to help.

I saw this on Facebook and thought it might be worth sharing with all of you but I did add my own note since we sometimes forget how pets influence how we interact with our property (invisible fences, doggy doors, litter box rooms, and scratching posts by the window) and they should feel at home just like the people who visit us.

Musician Bryson Tiller performed in Doswell, most people know that as the area near King's Dominion located between Richmond and DC on a map. Some people call it Henrico County, North of Richmond, or Greater Richmond.

While he was there performing, he played with a cat that a local shelter brought in and ended up adopting this cute kitty that needed to be rescued and they are both now a part of the RACC alumni family.

If you've considered adding one or more pets to your household or need to relocate your four legged friends due to a change of living situation, new job, or just a change in your lifestyle needs overall, visit a local shelter and see if the options they offer may benefit you or if finding other options would make moving easier.

And if you can, donate or volunteer your time.

One of the things I love about Hampton Roads is that it's an easy drive between most of the 7 cities, and not too bad of a drive up cities like Richmond, or down towards the Outer Banks of North Carolina with the events happening all the time.

Here are some options to get outside this weekend whether you like a short drive to do something or a mini day trip.

Mermaids on Parade

Go on a hunt to locate Norfolk's iconic mermaids using the Mermaids on Parade interactive map. You'll learn about the history and artist of each sculpture.

Where the Wild Things Are

Those in search of wildlife can find flora and fauna at the Dismal Swamp Canal or find fine feathered friends along the Virginia Birding and Wildlife Trail.

Hike, Bike, & Stroll

The Virginia Capital Trail is a 52-mile trail that connects Williamsburg and Richmond, passing through Newport News. It offers beautiful views of the James River and historical landmarks.

Catch of the Day

Cast your line from the Ocean View Fishing Pier, North America's longest fishing pier. The Chesapeake Bay boasts a variety of saltwater fish, giving you a great chance for an impressive catch.

Aerial Adventures

Thrill-seekers of all ages can glide through treetops and tackle aerial ropes courses at The Adventure Park at Virginia Aquarium or Go Ape Zipline and Adventure Park in Williamsburg.

Farm-to-Table Experience

Enjoy the start of strawberry season (late April) by picking this delicious fruit at a host of you-pick farms like Flannagan Farms, Hickory Ridge Farm, and Williams Strawberry Farms.

Saddle Up

Take in the scenic beauty of the coastline from a unique perspective with Virginia Beach & Outer Banks Horseback.

Inspiring a Culture of Horticulture

Stroll through Williamsburg Botanical Garden, Norfolk Botanical Gardens, or Chesapeake Arboretum to admire the colors, scents, and textures of flowers and plants from around the world.

I recently came across a question from a homeowner: should I spend roughly $500 on deep cleaning a fixer-upper property before tackling repairs?

This home has several issues, including:
- Non-functional shower and tub
- Broken floor tiles
- Cluttered rooms
- Unfinished ceiling and drywall
- Missing and loose floor trim
- Broken and outdated fixtures
- Broken kitchen cabinet doors
- Permanently stained countertops
- Leaking faucets
- Damaged exterior features

Here's My Take:
While a clean home is nice, addressing repairs first is more important for your safety and comfort. Rental properties and homes owned for many years with deferred maintenance are likely to have these same issues. Investors looking for a fixer-upper want to know items that are functioning and what items to repair before making changes, and the same approach is needed whether you plan to stay in the home or sell.

3 Reasons to Prioritize Repairs Over A Deep Cleaning For Property That Needs To Be Updated:

1. Obstacles:
Deep cleaning around damaged items and clutter can be ineffective.

2. Functionality:
Buyers prioritize functional repairs over cleanliness when it comes to as-is property purchases, tiny repairs add up since only professionals can do that kind of work, a buyer might not add a dollar value to a cleaner home vs one that's in similar fixer upper condition, although it may get more positive feedback.

3. Cost-Effectiveness:
Spend money on repairs that improve home value and livability.

4 Steps To Take Before A Deep Cleaning:

1. Address Essential Repairs:
Fix safety concerns and non-working items. Inspect as needed and compare quotes.

2. Clear the Clutter:
Remove unnecessary items for a thorough clean.

3. Consider Light Cleaning:
Opt for a basic cleaning vs deep cleaning to ease the discomfort in the worst room to save money so you can fix more items and enjoy the property more.

4. Prioritize Repairs:
Focus on repairs that enhance safety and function this will be valuable to buyers and help if you're looking to take equity out of your house and put the money elsewhere instead of selling.

Following these 4 steps ensures your home is more appealing to buyers and maximizes your investment.

Need help selling a fixer-upper in the Hampton Roads area?

I can help you create a strategic plan to maximize your home's value and recommend home care professionals if you need anything you're considering updating or repairing.
