All jokes aside, a lot of buyers/sellers don't realize this! When you sell your house and buy your next home, you get to move in, unpack, and start enjoying your new place before you ever make your first payment!
Think of it like a holiday layaway - you enjoy the presents first and pay for them later ๐
It's not until the NEXT month when you would make your first mortgage payment! ๐
Of course the month of January isn't *actually* free, but you do have a little more time before your first payment is due than most people realize!

Everyone wants a good deal.
<This time of year is the perfect time to talk holiday shopping and share all the best deals, right?>
Black Friday and even Small Business Saturday sometimes get us thinking we need EVERYTHING, just because it's on sale.
But how do we know if something is REALLY a good deal? How do we know if we REALLY should spend our hard earned money on it <and avoid buyers remorse a week later!!>?
Lucky for you, I actually help clients answer this very question when it comes to purchasing a home all year long.
First, I have my clients make a list of what's important to them in a home. As we house hunt, we refer back to that list often. Of course, our list of must-haves can change with time, but I keep my clients focused on what's truly important to them so they don't end up with a home they regret.
I also look at comps for each home they're considering putting an offer in on. This let's us see what other similar homes in the neighborhood have sold for so we can see what the market value should be.
Lastly, I tell my clients to think about how long they're planning on living in this house. I want to make sure that itโs going to have what they need for longer than just โright now.โ
Truth is, no seller is going to mark down their home significantly with doorbuster deals to boot. Only YOU can decide if a home is a good deal for you or not. But if you stay true to what you need (and want!) for the time you're planning on living there and you are educated on the market value, you'll feel like you got the best deal out there.

These cuties are the best clients any realtor could ever ask for!
They met with Ludwin years ago and at the time they were hoping to purchase their First Home AND also have it be their DREAM home. They technically "could've" bought the dream home but it wouldn't of have left room for fun and emergencies. Ludwin gave them some suggestions and they listened: they opted into purchasing their first home instead of continuing to rent. Their first home needed some minor cosmetic upgrades which they did over the years and it PAID OFF!!
5 years later we began house shopping again! This time we all fell in love with this gorgeous corner home with the vaulted ceilings and white kitchen and tons of windows! BUT it had a deadline.
Builder was willing to work with us BUT we needed to have their current home under contract in 2 weeks! And in this market, thats a tall order.
We were up for the challenge because this house was worth every sweat and ounce of pressure, so we went for it! They put their trust in us and we all put our faith in God that He'd work it out.
PTL - it did! We got a STRONG offer within 3 days and were able to close on their first ever home within 3 weeks. AND we even bumped up the builders closing date for sooner because MARIA was ON IT!!! We were able to close 2 weeks earlier than the deadline and today they are calling their DREAM HOME - their forever home!!!!
We are beyond thrilled for them.
Sorry for the long post but this one was soooo worth telling.

Born and raised in NYC - total city peeps :) and NEVER would we have thought that we would fall in love with TX!
Several years ago we began to flip homes and we hit a string of bad realtors and began to lose money as the property sat on the market.
