I'm curious about your thoughts on how Vancouver single family homes will be affected by the new Zoning and Development Bylaws coming this Fall 2023?🤔
Do you think the changes are good or bad overall?
SPOILER ALERT: The FSR of single family homes are now being revised from 0.70 to 0.60.
BUT ... you can now have the full 0.60 above grade (rather than the old regulations which forced 0.45 above grade and 0.25 below grade in order to qualify for 0.70 total).
To give you perspective (assuming a 33' Vancouver lot):
OLD RULES: Allowed max 1856 sq ft above grade + max 1031 basement = 2887 sq ft total
NEW RULES: Allowed 2475 sq ft total. No restrictions regarding if the square footage is above grade or below grade.
From some people's perspective, the QUALITY of the square footage is higher with the new rules because it is fully above grade.
On the other hand, losing 0.10 FSR results in a reduction in QUANTITY of at least 400 sq ft.
What are your thoughts on this?
