This purchase was one for the books… going through airport security on the way to dubai whilst bidding and came out securing the property for £94,000 but its actually worth £130,000 on a good day. The property is in a non article 4 area and its time to set and forget… One step closer to the goal of £100,000 net profit per month!!!

Join me this week as i document a basic refurb to get one of my properties ready for a 3 year temporary social housing contract making 1800 per month! The property had been fully rented and it’s the only time i have managed to get in to give it a quick refurb / refresh and get it out earning again!

The First HMO of 2025 has finally completed and today i collected the keys!
This one was actually agreed in July 2024 but due to the sellers delay (he has multiple other businesses including making shoes for zara! ) it only just completed, this is great for me though as i have an active pipeline and also managed to knock 6 k off the already bargain price!
Here are the headline figures on this property investment:
Purchase Price £130,000
Market Value (non hmo!): £165,000
Mortgage balance = 104,000
My deposit : £26,000
Bridge = £1000 pcm
Projected rent = 1800
Profit on bridge is = 700 pcm
Remortgage new val : £165,000
75% x £165,000 = £123750
-£97500 = £26250 CASH OUT
New mortgage = 4.99% x £123750 = £514 a month
MINIMUM Rent = 1800
Profit = £1286

The old property strategies of buying in the local area renting to a local family and making money is over. If you turn up to this party and operate in this way now not only will you struggle to build your portfolio fast you will most likely get burnt along the way!
Instead pivot to new opportunities for example, the way i am succeeding now is by buying off market discounted properties from retiring landlords who were at the last party, renting to social housing and rinse and repeating this!
