Stop listening to the voices that say you NEED a property in a vacation market.

What worked 3 years ago might not work today. A recent strategy where I have been successful has been to acquire a property with great bones in a normal market and then transform it into an amenity-filled experience that you’d traditionally only find in the “vacation markets”.

In 2023 success requires creativity and new ideas.

This Blue Ridge Mountains Cabin was purchased in February of 2022 for $429,000 via a second home loan with 10% down. It was purchased off-market $30,000 under initial appraisal value.

We spent $60,000 renovating it (painting the house, adding a hot-tub, converting the garage into a game-room and adding some usable square footage in the basement). We were able to get it re-appraised for $530,000 a few months ago which got rid of our PMI payment.

In the last 365 days the property has made $91,020 of revenue.

It has gone up in value, earned income, and provided tax benefits.

This goes to show to get into the Airbnb and real estate game you do not need million dollar homes.

Signed for a property on Friday on behalf of myself and an investor $89,900 below the initial asking price. If it was 1.5 years ago with lower interest rates this home would have certainly had a bidding war.

What would you prefer lower interest rates or higher prices?

Being a super-host with 1 listing is hard.

Maintaining super-host with 25 listings is extremely challenging.

One of the criteria to earning super-host is needing a 4.8 review rating! Here is the message I use to help get great reviews:

But, it turns out platforms like Airbnb and VRBO penalize hosts every time they get a four star review or lower. If rating drops below 4.2 for long enough, hosts can be removed from the platform. If you enjoyed your stay and feel we did a good job, please leave us a 5 ⭐️ review, it really helps. 🙏🏻
