We all know misery loves company but misery doesn't send positive referrals. it does not build successful businesses and it does not scale.

If you find yourself around negative people, looking for positive reinforcement on drama and gossip, you are in a cycle that is doomed to fail.

Ask the following:
Why am I around these people?
What good are these people bringing me?
What is this doing to my business?
What is this doing to my associations?
What is this doing for my mental health?

If you can not answer any of the above with positivity or growth, then it is time to leave those people behind and find people who are winners to fit in with.

Hanging around with the wrong crowd, and talking about the wrong stuff only hurts you.

Itā€™s no secret that I came from hard times and humble beginnings.

I use my past for stories of triumph and overcoming struggles.

But what I hate is when someone tells me ā€œremember where you came fromā€ or ā€œremember who you areā€

Look, itā€™s impossible for me to forget. I got so much PTSD Iā€™ll never get over it.

But I donā€™t need to remember where I came from. That donā€™t define me. Thatā€™s just peopleā€™s weird way of trying to belittle me or talk down to me.

What defines me is where Iā€™m at today. The things Iā€™ve accomplished since those bad times are what I want to be known for.

People come up to me, still doing drugs, still thinking like they are in prison, and still married to the bad way of life and will say ā€œdude Iā€™m just like you. I was in prisonā€

No, youā€™re not like me. Thatā€™s not the highlight of my life. Do we have that in common? Yes. But that donā€™t make anyone like me.

Im also from Dallas Texas thereā€™s 8 million people here, that doesnā€™t mean Iā€™m just like 8 million people.

To be like me a person would have to have built their dream life, and dropped those old habits.

Iā€™m more like the people who are great parents, good leaders, overcomers, and hard workers. Thatā€™s the type of people I am like.

Itā€™s not about how much money I have. Itā€™s the character traits I have and those are not the same as someone who identifies as they were locked up. Iā€™ve grown beyond that.

The best advice I can give anyone who came from bad experiences is to focus on the present and future, and donā€™t try to compare your worst times to anyone.

You donā€™t need to be around people who shared that experience, very few move on to better things.

Letā€™s connect based on where we are now, not our worst experiences. We all deserve to move on and build a better life then where we came from.

Are you one of those people who want to own a good piece of land one day?

Maybe you want to own a farm or ranch but you don't have the money or not sure how to make money from it.

Lemme give you some game...

I started out flipping homes for $2500 assignment fees. After making some money I moved up into rehabs and making $20-50k a home. Then I got into land where I make 6 figures per deal.

The right piece of land is like owning an apartment complex but not having to deal with tenants.

What I'm about to tell you can vary from state to state and place to place, but this template will serve as a thought process for you to expand your mind on.

Most people own land and just sit on it. Their idea of flipping land is to own it for a long time and hope that the city moves their way and they can sell that land for a profit.

During the time they own it they leave hay bales on it to keep the taxes low from ag exempt. But other than that, they don't save or make money from it.

Right now the bank wants 40% down when you buy land. This keeps the bank in a winning position in case of foreclosure. This also keeps a lot of people from being able to afford land.

What I do, is I get the bank to take first lien position at 60% then get the seller to carry 30-40% on a seller note. This gets the seller paid well from the bank and allows them to have some cash flow coming in.

This also allows me to not be out of pocket very much money on the front end of the transaction.

Once I own the land, I can make money several ways:
Baling hay
Leasing out cattle grazing rights
Harvesting nuts
Farming
Game hunting leases
Water fowl leases
Fill dirt

If I buy a piece of land for let's say $500k that means the bank loans me $300k and the seller carries $200k max.

This means I pay the bank $2100 a month and the seller $1400 a month. Combined cost is $3500 a month plus taxes. Taxes on ag exempt are almost nothing so lets call it $3600 all in.

Let's say that land is 200 acres. In the right area if I buy it right I can sell hunts for $5k a year to 4 people. That's $20k.

Lets say I lease cattle grazing rights for $12/acre per year. That's another $2400.

On top of that I can get 200 or more bales of hay off the land at $40 each. That's another $8000 for hay.

Now lets say I got ducks on my land, I can sell more seasonal hunts for $1000 per person and up to 4 people. That's another $4000.

This means my bill to own the land is $43,200 a year but I sold enough to cover $34,400 of that.

It cost me $8800 to own 200 acres for the year or $733/month. Less than most car payments.

This is not counting things like wood, pecans, clean fill dirt, and other ways you can get paid.

I also find all these services and settle the leases and present that same income opportunity to someone and then I can sell that land for $700k and flip it as a cheap piece of land to own that can potentially cash flow with 40% down.

On top of that, the new buyer gets the appreciation and equity when they hold the land for 10 years and sell it.
