Call your banker today…
Ask for a “no money down” loan on a property you have under contract that is rented out and cash flowing…
They won’t do it…
“But if it’s cash flowing it’s super safe”
No.
Cashflow can disappears fast…
So what do they ask for in case the cash flow disappears?
Equity.
They want equity in the form of a down payment.
Bankers are some of the smartest (and richest) people on the planet.
And they know when cash flow disappears equity saves the deal.

Last week the heat across most of the nation was brutal...
I found myself waking up feeling grateful for air conditioning.
I grew up without central AC.
Only the "rich" people had central air.
Me and my brother shared a box fan in our room.
Not everyone has air conditioning in their home.
Not every business has air conditioning.
The little things are the big things.
