Congratulations to my clients for getting this fantastic new construction home under contract! We were fortunate to have so many great homes to tour when they came to town on their house hunting trip, and I think they made an excellent choice.

They chose to go with a well respected local builder, Mark Harris Homes, who I have wanted to work with for quite some time. My clients also timed their purchase just right as they will get to make all of the interior and exterior color selections!

I'm looking forward to watching this one go up, and to seeing the home once all the finishing touches are in place.

Hi All, just a quick update on the market here. I have been absolutely stunned at how many of you have reached out to work with me. I have had out of state clients with me every week from mid-December until last week. It's just been incredible, and I am very thankful for all of you.

The market has definitely been heating up over the past couple of months, but it's very segmented. There still aren't a ton of listings, but we still have quite a few people moving to the area. This has led to what another agent referred to as a "Beauty and Price Contest". The homes that show the best, or are priced appropriately for their location, age, and condition are still selling very quickly. I have seen homes getting multiple offers still, although not nearly as many homes or offers per home as we saw in 2020, 2021, and the first half of 2022. Homes that are not priced appropriately are sitting on the market, and may eventually sell for under value.

Quite a few buyers have gone with new construction. Some of the builders are offering outstanding financing incentives, and almost all of them are willing to negotiate on either price, closing cost assistance, or both. The one exception I have seen recently is Valor Homes. They weren't willing to budge, but they are offering quite a bit of value at their price point.

I will have more videos coming out soon; I just need to wrap up a few more closings over this week and next. I plan to have a market update for everyone with data, and projections for the Spring and Summer.

In the month of October we continued to see demand for homes weaken in the face of rising interest rates. Despite the near 25% drop in the number of homes sold year-over-year, and the doubling of both days on market and inventory, the average sales price of homes in Madison County continued to increase. The average sales price in October was $17k below the peak in July, yet up from August and September. Mortgage interest rates have begun to ebb in recent weeks, and I am interested to see what, if any, impact that has on November's numbers.
