Hey! So... funny story.

Remember how we're always talking about expecting the unexpected in business?

Well, here it is...

Starting tomorrow, everything coming in from Mexico and Canada is getting a fancy new +25% price tag attached to it. (Yeah, tariffs. It's official. 😴)

President Trump just confirmed, and it's happening faster than I can come up with a decent metaphor for it (which, if you know me, is pretty dang fast).

China's getting in on the action too - their numbers are jumping up 20%.

Thought you might want to know before you wonder why your Taco Tuesday ingredients or maple syrup suddenly cost more than your last direct mail campaign.

Maybe take a quick peek at where your stuff comes from when you get a chance.

No rush, but... you know... tomorrow is a thing.

Randomly hopped on Facebook today (which never happens), and saw something that honestly made my day.

Actually, scratch that - made my whole damn week.

About 7-8 years ago, this dude walks into my world right after corporate America showed him the door.

You know that feeling - that 'holy crap, what now?' moment. (Fun times, right?)

But here's where it gets good...

Instead of doing the whole 'update the resume, pray for another soul-crushing job' thing, he decided to go all-in on real estate investing.

Started from absolute scratch.

Solo operator.

Just him against the market.

Fast forward to TODAY - my man's team just locked down EIGHT off-market deals in the past 8 days.

But wait, it gets better...

They've got 27 deals under contract right now, plus another 10 in escrow about to close.

(I'll pause while you let that sink in...)

Here's the real deal though - this isn't some overnight success story. This is what happens when someone:
1. Commits to figuring this stuff out

STOP SAVING FOR RETIREMENT.

Here's something about creative real estate deals that nobody talks about.

It eventually comes up with every investor that asks for help.

You ready?

Because this is going to save you months (maybe years) of painful rejected offers and confused sellers looking at you like you're speaking alien language.

Here's the deal:

99% of investors are out there "looking for" creative financing deals. And that's exactly why they're struggling. Because these deals aren't necessarily found – they're CREATED.

(Stay with me, because I'm about to show you exactly how to do this...)

Let me give you the $100,000 framework that's generated millions in real estate deals for me and my clients.

MISTAKE: Most new investors go in hot, talking about seller financing, balloon payments, subject-to, and terms... watching their seller's eyes glaze over faster than a Krispy Kreme donut.

REALITY: Your seller doesn't care about, or even understand, your fancy investor terminology. They care about ONE THING: A solution to their problem.

So here's your new creative financing playbook:

1. Start with price. Only price. Nothing but price.
Why? Because money is the universal language. Your seller gets it. You get it. Simple.

💎 KEY POINT: This is where patience becomes your secret weapon. Don't rush this step. Too many investors get antsy and jump to creative financing too soon. Trust the process. Work the price angle thoroughly. Exhaust every traditional negotiation strategy first.

Every minute you spend negotiating price traditionally is building trust and rapport. The seller sees you're trying to make a straightforward deal work.

2. Hit a price wall? NOW – and only now – you introduce your ace card. But not like everyone else does...

Here's the exact script (I've personally used this countless times over the last 20 years):

"Mr. Seller, the market might allow me to give you a little more if I could give you some money now and the rest later... how much do you need right now?"

BAM!

Notice what we did there?
- No investor jargon
- No complicated terms
- Just a simple question that puts THEM in control

This is pure psychology. When they tell YOU how much they need for a down payment, they've mentally already accepted the idea of payments over time... making the terms infinitely easier to discuss.

🚨 IMPORTANT: The key to this entire process is PATIENCE. Don't rush to get creative. Let the price negotiation play out naturally. When you finally introduce creative terms, it should feel like a natural progression of the conversation, not a dramatic shift in direction.
