Last year, 47,219 condos were re-sold, up 8% YoY with a total transaction value of 88.7 billion baht, up 12.4% YoY.
The fastest growing segment was the 3-5m price range where 3,020 units changed hands, up 33.3% YoY with a total transaction value of 11.6 billion baht, up 32.7% YoY.
Thailandโs Real Estate Information Center identified 4 main reasons people opted for second hand condos:
1. Location: many existing condos are in excellent locations compared to newer ones that had to build further out.
2. Size: more bang for buck.
3. Investment attractiveness: some are selling along with the existing tenant, a sweet deal.
4. Many foreigners are fine buying second hand.

Ananda, though not necessarily my favorite developer, is apparently killing it!
In 2023, sales totaled 19.5bn baht, a 11% YoY growth.
Of this, foreign sales accounted for 6.9bn baht, ๐ ๐๐๐๐ ๐๐๐% ๐๐จ๐ ๐๐๐๐๐๐!
Meanwhile, completed transfers to buyers in 2023 totaled 13.1bn baht, a 10% YoY growth

Demand for condos in Bangkok in 2023 (first image) was up 7.6% from 2022 and was better able to keep up with the increase in new supply.
Supply: 747,357 condo units launched in 2023
Demand: 529,089 condo units sold in 2023
In Q4 2023 (second image), 11,316 were launched and 3,134 of them were bought up in the same quarter, marking a sales rate of 27.7%.
Most buyers in this quarter were local Thais with stable
incomes and no credit problems.

Real estate prices in Thailand still going up despite a downtrend in demand.
Leading Thai property portal DDproperty.com says its index of residential prices nationwide (in blue) is ๐ฎ๐ฉ +๐% ๐๐จ๐ ๐๐ง๐ +๐% ๐๐จ๐, while its nationwide demand index is ๐๐จ๐ฐ๐ง -๐๐% ๐๐จ๐ ๐๐ง๐ -๐๐% ๐๐จ๐.
It attributes this hesitancy among buyers to high interest rates, high household debt, and an economy that is yet to truly shine.
I experienced this first hand when I was chatting to banks about getting a condo mortgage. Man! Rates are high right now and I decided to postpone this plan.
