He must have been subletting - the guy you thought was your landlord must have been a tenant who was pocketing your rent. Thatâs why he told you to keep utilities in his name and why you kept getting the eviction notices - cause the real landlord wasnât receiving your rent. Thatâs my theory đ¤

I am a property manager/landlord in DC; you need to pursue legal action immediately. You wonât get your dream house back, but you will get your last months rent back and probably attorney and court costs, plus damages if you lost any money due to the short notice. MOST importantly, this eviction will follow you for a long long time (like 10 years). Even if you get no $$ back, you MUST get the eviction ruling overturned and removed from your rental history by court order. You wonât be able to get a mortgage with an eviction on your credit, you wonât be able to rent (especially if they use the Real Page/Entrata rental software for screening applicants) and this will haunt you for years to come if you do not take action now.

As a law student, this story pissed me off. Red flags or not, everything he did in the eviction process was beyond illegal and is more than enough grounds to sue. Courts do not fuck around with evictions. Speak with your lawyer, consult Statute of Frauds and file a suit if it isn't too late. Prevent him from doing this to others in the future.
