All things can be wrong with the systems they install them poorly.
Cabinets and paint will be super low quality builder grade that will need replacing in 6years.
Repairs will be needed right away and if you don’t catch them in the first year it’ll be your problem and if you do catch them the builder will manipulate you or do a quick fix no addressing the underlying problem, putting a Band-Aid waiting until your warranty runs out.

Make sure and have a reputable inspection company come out as some of the builders and realtors pick inspectors that will overlook the vast majority of problems so they can keep in the good graces of the builder and the realtor.

1) An item/material being brand new means absolutely nothing if it’s not installed currently, which is a rampant problem with new homes.

2) Customization is comically limited when dealing with the majority of current home builders. We sat down with three different builders and couldn’t help but the laugh at how few options we were offered. (Roof tiles: 2 options / tile flooring: 3 color options / exterior paint: 5 color options / interior paint: 12 color options / fresh sod: 1 option / kitchen countertop material: granite or quartz and only a combined 5 shade options / exterior french doors: 1 option. The list goes on and on. A new home, from a large builder, is literally the most limiting route a buyer can make.

3) New builds having fewer repair needs is an unbelievably disingenuous statement. Current city codes from new construction is the absolute bare minimum that needs to be achieved, and that’s rarely accomplished. My sister is currently nine months post-close in their new construction home, and still hasn’t gotten half the noted violations brought up to code. A simple google search into pending lawsuits in the US from home owners, against their builders for unfinished work, is astounding. This isn’t to say that this is the case on every new build, but the fact of the matter is that 0.00001% of new builds are without any form of code violations.

4 and 5 are certainly nice features of new construction, but again, it’s all about how they were installed. The most efficient hvac system isn’t going to counteract the 2.5” of insulation that’s sitting in the attic…

I’ve experienced the headaches of remodeling a 40 year old home, as well as the headaches of dealing with a lackluster new build. My associates wife sells new homes for a living, makes an outrageous amount of money, but chose to buy an older house due to the issues she sees in the homes built by her company, and the handful of other large builders in their area.

My BIL and SIL previously owned a new build, which actually turned out to be an amazing home, but that’s only because they were living down the street and were able to supervise a huge portion of the building process. Construction was delayed nine months from all the corrections that needed to be made on their million dollar home. It was worth it in the end for them, but no home buyer should have to fight tooth and nail to have the builders follow through on the level of worked promised.

New homes are a great option for many people, especially those without the knowledge or ability to work on projects themselves, but most of what you’re claiming is inaccurate at best, and a downright lie at worst.
