I am currently in the processes of refinancing from 3.75% to 2.5% on a 30 year fixed (bought house 13 months ago). The appraiser incorrectly stated the square footage of the house by 280 sq ft. At $225 per sq ft, that makes a difference. Despite the lower home value, the mortgage company is still okay with closing. Should I close without a correct appraisal? I do pay a PMI, but even with the correct appraisal value, I would probably be a few thousand short of being able to drop the PMI. Does having an accurate appraisal benefit me?

Help- I’m supposed to go under contract for a new build next week. I followed your instructions and shopped around for rates. I did their preferred lender, a broker, and US Bank. I’m considering using Navy Federal instead though because I just read about their no PMI conventional loans. Can I go under contract without a preapproval letter from them. The builder already has my preapproval letter from the other three. I guess my question is- do you have to have a confirmed lender going under contract for a new build? Can I chose Navy Federal after I go under contract?
Credit score 816 with income of 120k and only debt is student loans so I’m well below what I qualify for in the purchase of this home. I qualify for around 500k but only am trying to get 415k with a 5% down payment.
The down payment goes to a title company and they require the lot fee and all upgrades to be paid up front as the “down payment”
