I hope there is a regulatory framework built into this bill that prevents landlords from just passing off this cost to renters. Whether it is a cap on the increase percentage, or rent evaluation estimates on buildings/apts that are being placed on the market.

I moved from NY in 2016 my rent was 1340 for a 2 BR on the 3rd fl
No front yard or bkyard
That same apt now is 1725 .. looking back i don't know how i did it

If this passes expect rental prices to be increased 15%. In one year when tenants renew their leases the increase will be another 5, 10, or 15+% higher. Nice job on behalf of the NY state lawmakers. 😢

I never had 3500 dollars at a time on my bank account, in my whole life. I can't even fathom how horrible it got to be to pay 13K upfront just to rent an appartment. This is nuts !

This is what happens in Rhode Island. Also, my city has been overrun by New Yorkers fleeing lockdown during the pandemic, who decided to stay because they could work remotely, and short-term rentals like Airbnb. So the city is considering a limit on how much the landlords can raise the rent each year. I think they want to limit it to 1% max each year. A two bedroom currently goes for about three thousand with utilities not included.If you want anything under fifteen hundred, you are sharing a house and renting a room. And with a large portion of our population working in the tourism industry, fifteen dollars an hour pay does not cut it if you want to live alone.

With one percent vacancy it sounds like what this is really designed to encourage is landlords renewing leases and not raising the rent too much so that they do not have to sell out money to brokers to put new tenants in
