There is a specific kind of real estate whose value is increasing rapidly because of global eating habits, as well as a boost in pharma business post pandemic.

It is growing at almost double the rate of residential real estate, and is far ahead of it in terms of demand and rental yields.

It’s the cold chain or refrigerated warehouses.

Investors globally expect 10% annual growth in this specialized real estate, and estimated for India and Africa are at upwards of 12% CAGR for the next 5 years.

People now want all global food produce available to them fresh, even if it grows at the opposite end of the globe... similarly, vaccines, and even medicines like Ozempic need temperature controlled supply chains.

And this requires many more cold chain warehouses than are currently available... at points of food production, at ports, and at every point of transshipment.

The National Horticulture Board (NHB) has a subsidy of 35% of capital investment for construction, renovation and expansion of 5000 MT to 10000 MT of capacity.

In addition, the Ministry of Food Processing Industries (MoFPI) also has a PM Kisan Sampada Yojana where they are promoting the scheme.

The current warehouses in India seem to be at a 60-70% capacity utilization, and that’s not because there isn’t demand, but because the existing ones are not serving all the areas where the need exists.
