This is possibly the dumbest thing I'll hear this week. While a 30 year mortgage is ill-advised (20 year max) Your house is an asset. My first house I paid $64k (it had been abandoned for a few years) Over 6 years I spent 90k fixing it up and sold it when I moved out of the country for $237k. My mortgage payments were less than half of what I was paying for rent. Mortgage, mortgage insurance, property taxes, house insurance and utilities were $100 less than my rent. Sure you can't just move if the neighbors are annoying but if you can afford to buy a house you should. Buy with the mindset that you'll never sell it, if you want to move you'll rent out the first house. Always buy less house than you can afford. If you don't want the hassle of renting out a property and know you'll eventually sell, buy a 3 bedroom with more than 1 bathroom. Always have the house inspected before you buy it (by 2 different inspectors if possible) don't buy it if it's got a bad foundation or roof. Bad roof means likely water damage, either way both repairs start at a minimum of $15k.
