I recently got my awesome buyer client under contract on the first property they toured, and it wasn’t even the highest-priced offer. We beat out 5 other offers without paying cash. Here’s how we did it:

Build Relationships🤝 (Don't be an @$$)
Establish a strong rapport with the listing agent. When they like you and trust you can close the deal (Agent and Buyer included), they are more likely to share suggestions on how to craft a winning offer. If they don't like you they can make your life way more difficult.

Appraisal Gap 📝 (Show them the Money!💵)
We included an appraisal gap in our offer to show we were serious and prepared to buy. For example, we'll offer $500K and if the appraisal comes in low at $490K, we will pay the difference.

Quick Closing 🚀
Most loans take 30-60 days to close on a home purchase. The seller wanted to close fast and with little hassle, so we committed to a 3-week close, even with financing involved.
