In 3 years I would've saved all the money that should have been paid in rent and boom, there's your down payment for a new home.

Put away what would be rent money and a little extra each fortnight/ month to get caught up with backpay.
Talk to the bank and put that into a high interest account, keep building it up, at a certain point you'll be earning a fair amount just off the interest... Then if someone wants the rent money you've got it so you won't be as ruined when that happens and you'll have extra money from interest yourself 😂

Id check local laws and get a lawyer but I'm pretty sure (if this is in America) that you can pay the back taxes and end up owning the house because you've been paying utilities etc. It's an old law from homesteading where you can basically taken over a property thats considered abandoned.

If she gets the right lawyer and/or real estate agent she could probanly end up owning the property. This is especially true considering shes been living there (squatters laws in some states). Better it be done sooner rather than later, before another tenant gets smart and makes the right moves.

No rental agreement to pay, so don't owe back rent. Don't pay taxes because it's not your property, your a " renter" But should have been saving the amount paid in rent for the 3 years just in case you need to buy/rent. Get lawyer and find out if it's in a trust or available for purchase.
