The problem strats with buying a single family house for 300k....
With 300k you should aim for multyfamily resedentials and then the entire equasion chneges... the single family houses almost never give the average investor decent cash flow from strat....

Sorry, but I have documented rentals that we buy in college areas,hospital areas that are rented by short term and medium term that are cash flowing even at today’s 6% interest. But I do agree that it is difficult if you have only the long-term rental plan. And her short term rentals are less hassle than our long-term that get a whole year to destroy your house and our short term are cleaned every week and inspected and repaired.

This doesnt make sense. When those rates go down so will rent in general. The odds of having the same tenant for that long period of time is low. So getting a new tenant they will be expecting rent that is reasonable in that time frame no one will be paying $2500 when the home across the street is offering $1900

No you buy rentals in places you know will make your home go up in value so a tenant pays off 2 of your other homes while you pay off yours you dont make anymoney but in 20 years your 500k house turned to a million and now you have 3 homes million each and all you did is pay for one house and a down payment then you sell all three retire by putting that 3 million in a 5% gic then your good and all you did was instead of buying a new car you put it in a 2-3 bedroom home that someone needed and that persons family grows up tells you that they want out then you sell it after 10-20years

Weird, i made money the first month, why els would i do it. I pay 3165 euro a month, and i rent it out for 5750 a month. I ceep 500 for the house, repaur cost etc, the rest is tax and pocket money, so not sure you're not making money, becous i have watched a lot of Ben Malah and if it dont make money it dont make sense.
