Tulum has been experiencing a down-swing in tourism over the last year. This price is not the "norm" for the area , but currently a result of the decline in visitors for various reasons, some of which have included inflated prices, rise in violence, and imbalance of supply versus demand. I have and do follow Airbnb prices very closely and there has been a dramatic drop in prices, especially over the last six months. However, as this is a dynamic pricing kind of situation, take care not to plan a move ect, expecting this price point to last. Looks like a beautiful spot.
