This might be the most important real estate market update to date! This are swiftly changing in the Sarasota and SW Florida real estate market. It has quickly shifted toward and into an equilibrium market. For months I've been talking about this being a very "price sensitive" market and here we are... as the end of February stats were released, we now have 4.9 months of supply, a 75% increase from this time last year.

Pricing your home matters NOW more than it did over the prior six month period. Also don't give the buyers a reason to leave the home. Make it so nice inside that they want to linger, that they want to open up cabinetry, sit by the pool, listen to the birds chirping, feel the breeze, allowing them to mentally move into your home.

By keeping it as clean as possible, making sure the paint is fully touched up, that all of the systems are maintained and in proper working order, doing as much as you can to remove any objections before they arise - that's what a well positioned seller will want to do in the First Quarter of the 2024 market and for the remainder of the year!
