⚠️ What Banks Don’t Tell You When Buying A Home 🏡

Most homebuyers are shocked when their mortgage payment jumps up after buying. Here’s why ⬇️

✅ Your Taxes Will Go Up
• After you buy, the county reassesses your home’s value every year.
• If values rise → so do your property taxes.
• This is especially common with new construction homes.

✅ How to Lower Your Taxes
• File for your Homestead Exemption with the county (primary residence only).
• This locks in savings and helps reduce your taxable value.

✅ Dispute If Needed
• Don’t agree with your assessed value? You can petition the county to dispute it.
• Back it up with comps and market data to lower your bill.

👉 Pro tip: Always check your escrow account so you’re not surprised when property taxes increase.

Bought my house in 2003. Last change in appraised value was a reassessment done in 1997. In PA the state constitution requires reassessment of all county properties at the same time, so sale alone will not trigger a reassessment.

The banks never tell you that the loan money they give you is not deposits but they make it up from fresh air & charge you interest on it.

Suppose you buy empty land which has a low property tax. Then you build a home with your own two hands. Then your property tax triples. Why should it be this way? What is this prison planet of a system we're living in?
