Knapp 60 ha Wald mit hohem Laubholzanteil im Seilgelände - die meisten Bestände um die 100-130 Jahre alt - noch nie durchforstet. Das ergibt viele schwächere Stämme, die wenig Blochholz abwerfen aber astrein sind - also optimal für Brennholz. Die Hofstelle war veraltet und sanierungsbedürftig. So war die Ausgangssituation vor mittlerweile zwölf Jahren, als Thomas Zöchling den „Hirzehof“ übernommen hatte.
