Desculpe a ignorância, mas acho que você consegue me tirar uma dúvida: já escutei essa questão de “parcela < aluguel recebido” algumas vezes, mas admito que nunca entendi muito bem… Como isso é possível? Se a parcela fosse menor, não teria um volume maior de pessoas fazendo exatamente a mesma coisa e isso geraria uma redução no aluguel, convergindo os preços? Se os mercados forem minimamente “eficientes” nao consigo ver como esse cenário ocorre. Você, pelos vídeos que já vi, parece uma pessoa séria então resolvi tirar essa minha visão pré concebida e tentar entender.
