60 years ago we started creating labor saving devices so we have more leisure. That has not happened. Instead we may have created a class of leisure folks, the uber wealthy and uber poor.

Even more, most economists agree that Henry George's solutions would work and are better for the economy. Even laissez-faire post child Milton Friedman accepted the need for Land Value Taxes to prevent rent-seeking.

Not free to cheat, commit fraud, and crush competition through monopoly.

Lots of the world has figured it out or had it in the past. Housing can not be an investment if owning a home or renting is cheap the discretionary income much higher. Nationalized housing needs to be built each year to keep up with growth or some other measure taken to insure enough low and mid income property is brought to market so housing is flat or rising with inflation.

Rent seeking isn't just the natural logic of capitalism, it's the eternal desire to gain as much of the agreeable with as little of the disagreeable. Makng the people who provide goods and services have to pay you so you can afford goods and services without having to do said labor is the instinctive ideal.
