You should see my original windows. House wass built in 1965 and the brickmould is what holds the window in. The window frame was shimmed to the rough opening but no hardware was ran through. There were about 5 smaller nails holding the brickmould to the window frame and then 3 framing size nails going through the brickmould into the house framing. and of course virtually no air sealing and relying heavily on caulk for water sealing.

I'd rather waterproof the rough opening with tape and/or liquid flash then use replacement windows without a nail fin. When it's time to replace the windows everything is already sealed and no nail fin to deal with and no ugly brick mold, which requires maintenance on a brick house.

Some old wood windows last 100 years. I've seen them down in Louisiana after Katrina. Plan old wood windows. Not a lick of paint on them . Flashed correctly and all water runs off them. Just saying.

Great idea, but don’t stop there. My former home built in 1989 had none of this. About 3 years later I couldn’t open most of the windows. The home was custom, designed by a local architect. The interior envelope of the home settled smashing the Anderson crank windows. The windows were huge and the bricklayers did not put a space below the windows for expansion. Three years later, I removed all the brick sills and put a 3/8” space below each of the 11 windows, but this didn’t help. I called Anderson in a they identified the problem from the street, but had no solution. I replaced all the cranks, but that didn’t help. So I just lived with it. My laundry list after moving in was 70 items long, the builder did about half. It was a nice home, but…..? Next home was a tract home, built by a large builder with a large staff. Was built in 90 days, had 6 things on my laundry list and they actually did 10. I have lived here for 20years and it’s the best home we’ve ever had (our 3rd home). I personally don’t like brick sills, I prefer limestone sills. That window installation in this video shows what a good builder can do for you, make sure that space is generous all the way around the window.

Always build and design like you are doing it for your self, since its can be your ass that needs to fix it later, so dont shoot your self or customer to foot. If you cut corners and dont do it properly damage probably will be far worse and expensive than what it you supposedly save by cutting corners.

My house is 10 years old and nearly every window’s brick molding is rotting at the bottom. Replacing it all when it cools off a little. 😡

He'll no smaller windows cheaper price more expensive for the consumer a contractor charge more for the insulation for the zip tape.
More glass less frame better look.
