And before you ask, NO I don’t have any crazy checkout rules 😂 these are videos after 10 people checked out of my newest Airbnb for a birthday weekend

Y’all my short term rentals are SOOOOOO much cleaner than my longer mid term rentals for real

Why?

Because people are there for only a few days at a time, meaning they get cleaned OFTEN and my cleaners are my eyes and ears always able to tell me if something is wrong with the property

ALSO whenever I’m house hacking I tell people that I live in my own unit on the property, meaning they are generally on their best behaviour 🥰

Here’s a few things you can put in place to ensure your house doesn’t get trashed.

1) House rules

These are necessary because they set the expectation right off the bat for your guests. Most people won’t have any issues as long as the house rules are reasonable. But this will also scare off anyone who is planning on having a raging party or destroying things at your property. For example, I will put rules such as quiet hours if the property is located in a residential neighbourhood.

2) Fines for breaking the rules

If certain rules are big no nos, I will add an extra fine. My properties are all NON-SMOKING so if we find any essence of smoking you will be fined $500. You know what this does? Repels any smokers from booking the property.

3) Talk to your target avatar in your listing description

It’s important to know exactly what kind of person / people will be booking your properties. What are they coming to town for? What do they want to do? What activities will they be doing? Speak to the exact guest you are trying to attract and you will receive those kinds of guests

And here’s the thing, if you hate short term rentals that’s okay. You can convert it into a medium or a long term rental. ESPECIALLY when you’re house hacking.
