You forgot about number 3. Orbital inclination. The closer you get to the equator, the closer your orbit will be above it. You can still chose to launch in any desired orbit, even a polar orbit but going further north will also mean, that will be the northernmost point in your orbit (without adding a 3rd burn after circularization)

The other reason is the delta V required for changing inclination is quite expensive. So for target orbits that are low inclination (gto, some leo orbits, etc), launching closer to the equator eliminates expensive burns to reduce the inclination

A far more important reason is due to the launch inclination. . .
Orbits around the earth can be considered inclined from the equator and the minimum inclination of a launched rocket is equal to the latitude of the launch site (sidenote: technically you can get to a lower orbit, but it becomes exceedingly expensive propellant-wise, so much so that for many situations, scrapping your proposed mission is the better option). Because of the lower inclination of Cape Canaveral (28.3 deg I believe), it is easier to get into various orbits around Earth. In addition, for target inclinations such as the ISS (around 51 deg), this provides two launch windows in a given day when the ISS orbit plane (based on inclination) aligns with the launch site (or is at least nearly aligned).
Some of the launch site considerations are as follows:
inclination
initial (on-ground) velocity (greatest at equator)
safety (launch towards body of water)
ease of access (why we dont launch from Hawaii)
country of origin (ideally in the US)

Vandenberg Launch Site also exists, on the West Coast, but that focuses on retrograde (direction of orbit opposite to earth's rotation) or polar/high inclination orbits, so not much overflight of big populated areas.
