I am a landlord and would never do this. Rent to qualified individuals then this won't be an issue. All my tenants have been with me for 10+ years.

But lots of land lords are slumlords and refuse to follow their part of the contract. Example i rented a three bedroom 2 bath but only one bathroom worked i had to clean up the place due to miscommunication on their part none of the doors had knobs except the front door but they want full rent. I documented everything and took them to court. This was after I contacted the investment group, who also ignored me. The contract is always one-sided. I also reported them for not keeping up the property they paid fines. So many slumlords because all they are worried about is profit and sometimes they just don't deserve those profits.

I am not sure I understand, a tenant that violated a lease will never be a squatter, they will just be non-performing. What do squatters have to do with your 0 tolerance?

So squatters are pieces of shit so to get back at them your gonna immediately evict a family that is late on their rent? Also what are people supposed to do if they get an eviction cause no place even apartments accept evictions on your record regardless of how long ago.

In other words you’ve raised your rent so much that when you initially interviewed the renters they were fully able to afford it but $1000+ a month more now and people are struggling. So instead of doing your job correctly and having a sight at future possibilities you’re going to make it a local governments issue.

Tenants are not squatters, even though some Landlords try to use squatter laws to expedite evictions for non payment of rent. This is why LEOs defer to the courts as soon as the alleged squatter mentions a lease.

Good on you, l am so sick of this squaters rights BS. Correct me if l am wrong as l am from Australia. But arent landlords forced to pay a tax if they have empty properties! If that is the law its completely stupid. If people are wealthy enough to have a number of properties and they want to keep them empty. COMPLETELY thrir own business!

I agree with ZERO tolerance. These tenants are not just 30 days late, they are more than that. They keep lying about when they will pay the rent, and back rent, and late fees. Anybody who doesn't agree, never had anything, and can't relate.
