We got too comfortable over the last 4 years. If we as a real estate commujity get lazy, good people can be hurt, badly. After the crash of 2006-2008 banks were requiring lein releases signed by every contractor and vendor verifying they were paid on specific properties. It was wild but it assured buyers wouldn’t have a lien slapped on their home 6 months later. We don’t do this anymore but maybe we should. In tough times the dirtbags show their true colors. It’s tough out there and it’s happening again.
