Big Update for Gurgaon Land Buyers: Government to Build 24-Meter Roads Across All Sectors
Gurugram-based real estate giant M3M India has announced one of its biggest future investments – a massive ₹7,200-crore integrated township project along the highly demanded Dwarka Expressway corridor. The township, expected to be named Gurgaon International City (GIC), will be developed over nearly 150 acres in Phase-1, with the possibility of expanding the project up to 200 acres depending on land aggregation. This move marks a major shift in M3M’s strategy, as the company, previously known for high-end residential and commercial developments, is now entering the large-scale integrated township segment where living, working, and business hubs are planned together. As the Dwarka Expressway nears completion, the project location becomes even more attractive for both end-users and long-term investors.

According to the company, the new township project is expected to generate nearly ₹12,000 crore in revenue, showcasing the massive scale and market potential of this development. The first phase of the township is already RERA-approved, and around 300 residential plots are planned in the initial layout. Apart from plotted development, the township will include high-rise luxury apartments, retail zones, office spaces, hotels, data centres, EV infrastructure, innovation hubs, green spaces, clubhouses, and healthcare facilities. The “Live–Work–Unwind” model ensures that residents have access to all modern lifestyle and business needs within one integrated ecosystem, reducing long travel times and encouraging a self-sustained community.

From a location standpoint, M3M has carefully selected a highly strategic land parcel. The township site is situated along the Dwarka Expressway Link Road, a stretch witnessing some of NCR’s best infrastructure upgrades. The project also benefits from its proximity to the Aravalli green belt, Sultanpur Bird Sanctuary, Delhi border, schools, hospitals, logistics hubs and business districts. This region is already home to many top developers, and the upcoming Delhi-Gurgaon connectivity improvements make it a future investment hotspot. Once the expressway becomes fully operational, experts believe that property demand and prices in this zone will escalate rapidly.

M3M India has clearly stated its ambition to transform this township into a modern real estate landmark that attracts multinational companies, global technology giants, and high-end commercial occupiers. The developer aims to create a mixed-use environment where global companies like Google, Microsoft, Tesla, and Apple could potentially set up innovation or tech facilities in the commercial zones. The presence of data centers, office complexes, and EV-friendly infrastructure ensures that the township is future-ready and designed to match global urban standards. This strategic planning also increases job opportunities in the region, boosting rental and resale potential for residential buyers.

Real estate analysts view this announcement as a major confidence booster for the Gurgaon property market. With demand for plotted development and mixed-use townships rising sharply post-COVID, integrated projects offer a lifestyle advantage as well as long-term financial appreciation. The Dwarka Expressway stretch has already become a premium zone due to improved connectivity to Delhi, IGI Airport, diplomatic enclave, KMP Expressway, and new metro planning. As infrastructure completes, this region may turn into one of NCR’s most premium real estate belts, similar to Golf Course Road or Cyber City in the coming years.

Overall, M3M’s ₹7,200 crore township investment reflects the company’s vision to build not just housing, but a new modern city within Gurgaon. With strong financial backing, strategic land planning, RERA approvals, and high demand for plotted projects, Gurgaon International City is expected to attract investors, NRIs, end-users, and corporate occupiers.
